Your Dog and Your Renter’s Insurance

Renters InsuranceA renter’s insurance policy is a great way to secure coverage for your personal possessions. With renter’s insurance, after an insurable incident damages the contents of your apartment, you can be reimbursed for either the actual value of the contents that were damaged or you may be given replacement value for them. This is an important coverage to carry because your landlord's insurance policy covers only damage to his property, not yours unless the insurable incident is a result of his negligence.

But renter’s insurance doesn't just cover your assets; it also covers you from liabilities. For example if a visitor were to enter your apartment and trip and fall on your furniture, that would not be the fault of your landlord and would therefore fall under your liability responsibility and your renter’s insurance policy.

Biting people isn't the only damage that dogs can do while they live with you. Some dogs can be destructive to both your property and your landlord's property. This can include many behaviors such as chewing on baseboards, urinating on the floors, and scratching up hardwood with their nails. Your renter’s insurance policy will likely not cover the damages to your apartment that were inflicted by your pet. Instead, your security deposit may be used to make these repairs or you may need to make them yourself.
